The Mangat Group, led by entrepreneur and former truck driver Tony Mangat, is developing an 80-acre commercial project in the Tonopah/Wintersburg area.

Located at the Northeast corner of Wintersburg Road and Interstate 10, this project is positioned as a major service hub for the high-traffic corridor between Phoenix and Los Angeles.

Project Overview & Status

  • Total Size: Roughly 80 acres (often referred to in planning documents as “Tonopah 80 Land”).
  • Current Status: In mid-2023, the Maricopa County Board of Supervisors approved a General Comprehensive Plan Amendment and a Zone Change (from Rural-43 to C-3 CUPD) for the site. As of early 2026, the project is in the planning and infrastructure preparation phase.
  • Location Strategy: It sits directly on I-10 at the Wintersburg Road exit (Exit 103), near the future Interstate 11 corridor and the “Smart City” Belmont development projects.

Planned Features

The development is intended to serve as a comprehensive travel plaza and commercial center, including:

  • Large-Scale Truck Stop: Utilizing Tony Mangat’s background in trucking to design a facility specifically tailored for long-haul logistics.
  • Fueling Station & Convenience Store: High-capacity pumps for both commercial and passenger vehicles.
  • Dining: Plans for multiple fast-food restaurants and sit-down dining options.
  • Ancillary Services: Potential for additional retail and service bays to support the local and traveling community.

Regional Impact

This project is part of a broader wave of development in the West Valley. The Mangat Group has been vocal about the “exponential” increase in land value in this area, fueled by:

  1. Industrial Growth: The proximity to the TSMC plant and other West Valley industrial hubs.
  2. Infrastructure: The site is a primary gateway for freight moving through Arizona.
  3. Self-Sufficiency: To ensure the project moves forward efficiently, Mangat launched Mangat Construction in 2024 to handle the specialized underground utilities (water and sewage) required for such a large-scale rural site.
